About New Club Cocoon

Read the lease first. Who we are, what we cover across Leasing, Retail, Office, Fit-out and Proptech, how we report and correct our work, and how to reach the New Club Cocoon editorial desk.

New Club Cocoon is an independent publication covering commercial property from the tenant’s side of the table: retail and office space, the leases behind it, the brokers who deal it and the moves between it. Read the lease first — written for Small and mid-sized business owners, operators and office managers leasing, renewing, fitting out or moving commercial space, and published on a simple premise: the people who actually do this work deserve the version that survives contact with it.

Why New Club Cocoon exists

Coverage of Leasing, Retail, Office, Fit-out and Proptech tends to split into two unhelpful halves: press releases with a byline attached, and commentary from people who have never had to ship, buy, or live with the thing being discussed. New Club Cocoon was started to sit in the gap — close enough to the subject to know what actually changed, far enough from it to say so plainly.

Our editorial voice is deliberate: clear, practical and on the tenant’s side. We explain the clause before the jargon, work through the real numbers and say plainly when it is time to call a lawyer or a broker. That shows up as features, how-to guides, explainers, ranked lists and opinion — whichever format answers the question a reader actually arrived with, rather than whichever one fills the most space.

Who writes here

Every piece on New Club Cocoon carries the name of the person who reported and wrote it. 7 writers currently file for us across Leasing, Retail, Office, Fit-out and Proptech, and each of them keeps a profile page listing their background, their beat, and everything they've published on this site.

Where a story has been independently fact-checked, the reviewer is credited separately from the writer, so you can tell who reported a claim and who checked it. Nothing here is published under a house byline or an invented persona.

What we cover

How we work

  1. We report before we opine

Analysis on New Club Cocoon starts from something checkable — a filing, a release, a data set, a conversation with someone who was in the room. Where we're inferring rather than reporting, the piece says so in the sentence that does the inferring.

  2. Corrections happen in public

When we get something wrong we fix it in place and note the correction on the article itself, with what changed and when. We don't quietly edit a mistake out of the record.

  3. Commercial relationships never buy coverage

Some links may be sponsored. Our editors choose what we cover, and no landlord, broker or proptech vendor pays to shape a story. Sponsored links are marked where they appear and carry the appropriate link attributes. No sponsor sees a story before publication, and no commercial relationship decides whether a topic gets covered or what we conclude about it.

  4. We write for the person doing the work

This site is written for Small and mid-sized business owners, operators and office managers leasing, renewing, fitting out or moving commercial space — not for a search engine, and not for an industry insider looking to be flattered. If a piece can't survive being read by someone who does this for a living, it isn't ready to publish.
